DESPITE a chilly February and March, buyers have constantly been registering with our six offices across the South East in Oxted, Dorking, Sevenoaks, Tunbridge Wells, Cranbrook and Canterbury.

Predictions for this year vary. They range from falls of two per cent to price rises of four per cent. However, it is highly likely that 2013 will follow a similar pattern to 2012 with prices remaining mainly stable but still producing a good level of transactions.

An important factor in determining activity in the market will be the attitude of the lenders. When the current tight restrictions are loosened, this should produce a significant impact on levels of transactions. Mortgage rates staying at a low level are driven by the bank of England's Funding For Lending Scheme, which facilitates access to comparatively cheap money for borrowers.

There is a high chance this will lead to an increased number of buyers and provide a basis for positive activity this year.

As we look forward to a busy 2013, it is also important for you to get ahead of the market and start planning for a successful sales campaign as soon as possible, bearing in mind the following, albeit obvious and often overlooked advice:

Redecorate worn paintwork

Create tidy and shiny bathrooms and kitchens

Maintain a well-cared for garden

Aim for clutter-free living space

As ever, sensibly priced and well-presented homes sell for the best prices

One other important factor is a tidy planning history.

A little homework may well go a long way to ensuring a smoother path to an exchange of contracts, so check before marketing commences that any planning permissions and building regulations approval are in place and if required, listed building consent for all works confirmed.
